 (i) Appraisal Of Interest Rate Fluctuation As A Determinant Of Housing Prices In Lagos, Nigeria

The study investigates the roles of interest rate in determining housing prices in Lagos Nigeria. In order to determine this role, primary data on prices of the properties were collected through the use of 247 and 82 quetionnaires for registered Estate Surveyors and Valuers and Private Estate Developing Companies respectively, out of which 230 and 64 were returned for analysis. Macro economic variables were obtained from Central Bank of Nigeria (CBN) Statistical Bulletin. The methods of data analysis adopted for the study include Trend Analysis, Correlation Analysis, Multiple Regression Analysis and Analysis of Variance (ANOVA). The result shows that equity source of finance was not enough for mass housing development and the interest rate charged by the financial institutions on loan disbursed was too high and not affordable for the developers. The result also shows that there is a relationship between the prevailing interest rate and housing prices in the study area. The result of correlation analysis shows that the negative relationship between interest rate and housing prices is significant at 5% (for block of flats and detached house) and 10% (for duplex) levels respectively. The study recommended that housing developers should look for alternative sources of financing property rather than debt financing and also the interest rate charged by the financial institutions should be reviewed downwardly.
